Commercial Manager
Hythe
£60,000 – £72,000 a year – Full-time
We are looking for a commercially strong Estimator or Pre-Construction QS to play a central role in shaping projects from early feasibility through to construction readiness.
This is a commercially focused position with a strong emphasis on pre-construction, cost planning, scope definition and procurement strategy, rather than purely post-contract administration.
You will work closely with our pre-construction, technical and delivery teams to ensure projects are clearly defined, commercially robust, and ready for efficient delivery on site.

Key Responsibilities
Pre-construction and cost planning (core focus):
- Develop cost plans and budgets from early-stage or incomplete design information
- Support feasibility studies and option development
- Work closely with design teams to align scope, cost and buildability
- Define project scope, inclusions and exclusions with clarity
Scope development and package definition:
- Break projects into clear, buildable work packages
- Develop scopes of work suitable for pricing and procurement
- Identify gaps, assumptions and risks in early-stage information
- Engage with supply chain to inform scope, sequencing and pricing
Procurement and commercial set-up:
- Structure procurement strategy and manage enquiry processes
- Engage and negotiate with suppliers and subcontractors
- Lead package buyout and order placement
Commercial continuity through delivery:
- Maintain oversight of the commercial position from order through to completion
- Manage and track variations where required
- Support valuations and cost reporting at a high level
- Ensure alignment between pre-construction assumptions and live project performance
Candidate Profile:
We are looking for someone with a strong grounding in construction estimating or pre-construction commercial roles within a contractor environment.
You are likely to have:
- Experience as an Estimator, Pre-Construction QS, or hybrid Estimator / QS
- The ability to build cost plans from incomplete or evolving information
- Experience defining scope and structuring work packages, not just pricing them
- A practical understanding of procurement and package buyout
- The confidence to challenge design and scope based on cost and buildability
- Good commercial judgement and attention to detail
Experience in design & build, structural, steel frame, envelope or education projects would be advantageous.
